99-Year Leasehold Condo at Bayshore Walk, District 16, a 2-Minute Walk from Bayshore MRT Station

Vela Bay (首航) is a 515-unit, 99-year leasehold condominium at 1 and 3 Bayshore Walk, Singapore 469861 and 469876, in District 16. Two 31-storey towers sit on a 10,497.3 sqm (112,992 sq ft) site beside Bayshore MRT station on the Thomson-East Coast Line, with the East Coast Parkway and East Coast Park along the southern boundary. It is developed by Bayshore Walk Pte. Ltd., a joint venture led by SingHaiyi Group.

Thirteen of the development’s 18 stacks face the sea, covering 373 of the 515 units. The range runs from a 484 sq ft 1 Bedroom + Study to two 1,765 sq ft penthouses, across nine bedroom configurations and 20 unit types. Expected Vacant Possession is 31 December 2031.

The site was the first private housing Government Land Sales parcel released in the 60-hectare Bayshore precinct, and Vela Bay is the first private residential project launched there. The development is certified BCA Green Mark Platinum Super Low Energy, with Whole Life Carbon and Maintainability badges.


 

Vela Bay: the First Private Launch in the Bayshore Precinct

515 Units Across Two 31-Storey Towers

 

Vela Bay is built as two towers, Block 1 at 1 Bayshore Walk and Block 3 at 3 Bayshore Walk, each rising to 31 storeys and carrying nine units per core on a typical floor. Between them they carry 18 stacks and 515 homes on a 10,497.3 sqm site. Sixteen of the 18 stacks run a single unit type from their lowest floor to their highest, so for most of the development the stack number a buyer picks fixes the layout, the facing and the floor area in one decision. Stacks 05 and 10 are the two exceptions, running the 5 Bedroom and 4 Bedroom Private Lift types to Level 30 and then changing to the two penthouses at Level 31.

The stacks do not all start and finish together, which is why the towers step. Eight run from the first storey, two begin at Level 03, and eight begin at Level 05 above the facilities deck. Seven finish at Level 30 and eleven continue to Level 31.

Tenure is 99 years from 25 June 2025. Expected Vacant Possession is 31 December 2031 and expected Legal Completion is 31 December 2034. Parking runs to 258 car park lots across two basements, including 4 EV charging lots, alongside 3 accessible lots and 129 bicycle lots. That is roughly one car park lot for every two homes, a deliberate consequence of the Bayshore precinct’s car-lite planning: with an MRT station at the doorstep and dedicated cycling paths through the estate, developments here are not required to provide one lot per unit. Waste is handled by a Pneumatic Waste Collection System rather than conventional chutes.

13 of 18 Stacks Face the Sea

 

The two towers are angled so that most of the floor plate looks south and east across the East Coast Parkway towards East Coast Park and the sea. Thirteen of the 18 stacks are sea-facing, accounting for 373 of the 515 units, or about 72% of the development. Of the five remaining stacks, 01, 16, 17 and 18 look inland over the surrounding low-rise landed estate, and stack 02 faces the pool.

Facing and view are two different things here, and the distinction is worth understanding before choosing a stack. A sea-facing stack has the sea in its line of sight, but the outlook clears the surrounding low-rise buildings from Level 11 upward. That threshold splits the development almost in half: 271 units sit in sea-facing stacks on Level 11 and above, roughly 53% of the project.

The expressway reservation along the southern boundary is what protects that outlook, since nothing can be built on it. The trade-off is expressway traffic on the sea-facing side, which is best judged in person from an upper floor. Stacks 10, 11 and 12 in Block 3 look down over the Vela Pool and out to the sea beyond it, giving a landscaped foreground rather than a road. Nine Bedroom Configurations, 484 sqft to 1,765 sqft

 

Vela Bay floor plans cover nine bedroom configurations across 20 unit types: 1 Bedroom + Study at 484 sq ft, 2 Bedroom at 592 sq ft, 2 Bedroom Premium at 678 and 689 sq ft, 3 Bedroom at 883 and 893 sq ft, 3 Bedroom Premium at 1,033 sq ft, 4 Bedroom at 1,173 sq ft, 4 Bedroom with Private Lift at 1,378 sq ft, 5 Bedroom with Private Lift at 1,582 sq ft, and two penthouses at 1,765 sq ft.

The specification changes meaningfully at 3 Bedroom Premium. That is the tier where a Household Shelter, a separate yard and a second WC all arrive together, and 204 of the 515 units have them. The 1 Bedroom + Study, all three 2 Bedroom types, all four 2 Bedroom Premium types and all three standard 3 Bedroom types are built without them.

Bathroom counts are worth checking against the unit type rather than the bedroom count. The 1 Bedroom + Study and the three standard 2 Bedroom layouts have a single two-door master bath that opens from both the bedroom and the living side. The 2 Bedroom Premium and standard 3 Bedroom types have two. The standard 4 Bedroom types give four bedrooms two full bathrooms plus a yard WC, and the third bathroom only appears at the 4 Bedroom with Private Lift.

A private lift, a wet and dry kitchen split, an integrated dishwasher and an under-counter wine chiller are exclusive to 54 units: the 4 Bedroom Private Lift in stack 10, the 5 Bedroom Private Lift in stack 05, and both penthouses. Both penthouses also carry high void space, the double-volume ceiling that no other type has. Living areas and bedrooms carry a 2.90m ceiling against 2.40m in the dining zone, kitchen and bathrooms, on the published schedule covering the fifth to the thirty-first storey.

Miele and Smeg Appliances, Tiered by Unit Type

 

Every Vela Bay home is fitted with Miele cooking appliances and Smeg refrigeration and laundry, alongside Geberit sanitaryware, Newform tapware from Italy and Blanco kitchen sinks and mixers. The package is not uniform across the range, and it steps up three times.

The smallest types get a Miele induction hob, integrated hood and built-in oven with a Smeg free-standing fridge freezer and a combined washer-dryer. At the standard 3 Bedroom the hood and fridge freezer step up while the induction hob and combined laundry stay. At 3 Bedroom Premium the hob switches to gas and the combined unit is replaced by a separate washer and a separate dryer, which is practical because that is also the tier where a dedicated yard appears. At the private-lift types, an integrated Miele dishwasher and an under-counter Miele wine chiller are added, the only two appliances reserved to a single tier. The Miele built-in oven is the one appliance provided in every unit type without exception.

Sustainability is built in rather than bolted on. On-site solar offsets at least 30% of the common areas’ energy consumption, units and common areas run 5-tick air-con and high-efficiency LED lighting for at least 60% energy savings, and more than 60% of the development uses low-VOC materials rated 4 ticks under the Singapore Green Building Product scheme. Over 80% of architectural and landscape works use products rated at least two ticks under the same scheme. Construction uses a 65% Advanced Precast Concrete System. Residents get a digital platform for booking facilities, registering visitors and following estate updates.

The Vela Pool Above, the Vela Club Below

 

The site plan numbers 31 facilities, organised into two named zones on two levels rather than spread thinly across the site. Bay Coast occupies the first storey between the two towers and holds The Vela Pool, the Kid’s Pool and Parent’s Deck, the Aqua Bed loungers, an Aqua Spa Seat jacuzzi, the Poolside Coast Cabana, the Vela Bay Lounge clubhouse, The Vela Pavilion for barbecues, the Stern and Bow Pavilions, a Swing Garden, a Mist Garden and the Coral Terrace, Pods and Garden.

The Vela Club sits a level below at Basement 1 and holds the Gymnasium, changing rooms with a steam room, the Wellness Deck, the Kid’s Playground, an Outdoor Fitness Corner, The Port Lounge, The Starboard Pavilion, two bookable function rooms and a Recreational Tennis Court. Because the site steps down towards Bayshore Road, Basement 1 is the arrival level and Bay Coast is the landscaped deck above it, which is how a full tennis court fits without cutting into the pool deck.

Three side gates serve the development: Side Gate 1 onto Bayshore Walk, Side Gate 3 onto Bayshore Drive, and Side Gate 2 opening directly towards Bayshore MRT station. That dedicated gate, with an external covered linkway beyond it, is what makes the walk to the station a direct one rather than a walk around the perimeter to a single entrance.

2 Minutes’ Walk to Bayshore MRT Station

 

Bayshore station sits at the northern edge of the development and opened on 23 June 2024 with Thomson-East Coast Line Stage 4. It is currently the line’s eastern terminus. Marine Parade is 3 stops west and Gardens by the Bay is 7 stops, putting the Marine Parade town centre and the Marina Bay gardens belt on a single-seat ride. TEL Stage 5 adds Bedok South and Sungei Bedok to the east and is targeted to open in the second half of 2026. Sungei Bedok will be an interchange with the Downtown Line, which places a second rail line two stops from home. Further out, the line is planned to extend to Changi Airport and a new Terminal 5 station in the mid-2030s, and Bedok South is planned as an Integrated Transport Hub with an attached bus interchange.

Shopping and Dining
East Coast Lagoon Food Village is the closest at about a four-minute drive, though most residents will reach it through the park. Bedok Mall is about five minutes and Parkway Parade is three MRT stops away. Jewel Changi Airport is about six minutes by car, Changi City Point and i12 Katong about eight, Joo Chiat Complex about ten and PLQ Mall about twelve.

Nature and Parks
A park connector to East Coast Park runs from the doorstep, and the park itself is a five-minute cycle. Lucky Gardens Playground is a seven-minute walk and Lucky Gardens and Sennett Avenue Linear Park a ten-minute walk. Laguna Practice Driving Range is a three-minute cycle, with Tanah Merah Country Club five minutes’ drive and Laguna National Golf and Country Club seven.

Educational Institutions
Temasek Primary School and Temasek Secondary School both fall within 1km, the band that matters most for Primary 1 registration. Bedok Green Primary School and Victoria School are around a five-minute drive, Tao Nan School seven minutes and Bedok View Secondary eight. The Singapore University of Technology and Design is about ten minutes away, Victoria Junior College thirteen and Haig Girls’ School fifteen.

Business and Enterprise
Changi Business Park and Singapore Expo are a six-minute drive, Suntec City and the Tai Seng and Ubi corridor twelve, Paya Lebar Quarter thirteen, and the Central Business District and Marina Bay Financial Centre fifteen.

Masterplan Infrastructure
Bayshore is planned for roughly 10,000 homes across 60 hectares, about 7,000 public and 3,000 private. The first BTO projects, the 710-unit Bayshore Palms and the 734-unit Bayshore Vista, launched in October 2024 and are expected to complete in 2029. The precinct plan includes three hectares of new parks, a linear park along the estate’s edge, a landscaped bridge across the East Coast Parkway into East Coast Park, a new school, and a Transit Priority Corridor with dedicated bus lanes, cycling paths and wider footpaths running between Bedok South and Bayshore stations. SAFRA Bayshore, targeted to open in 2030 next to the future Bedok South station, is planned at around 30,000 sqm, which would make it SAFRA’s largest clubhouse.

 


 

The $1,388 psf ppr Land Bid Behind the Price

 

The Bayshore Road parcel that Vela Bay occupies was the first private housing Government Land Sales site released in the precinct. Its tender closed on 18 March 2025 and drew eight bids. The SingHaiyi-led joint venture won it with $658.89 million, or $1,388 per square foot per plot ratio.

What matters more than the headline figure is how close the leading bids were. The second-highest, from Sing Holdings, came in at $653.53 million or $1,377 psf ppr, just 0.82% below the winner, and the third, from City Developments, at $620.8 million or $1,308 psf ppr. Three established developers priced the same parcel within about 6% of each other, which means the land cost underlying Vela Bay reflects a shared reading of the precinct rather than one bidder’s optimism.

In July 2026 the URA awarded the precinct’s second parcel, the mixed-use Bayshore Drive site next to the future Bedok South station, to a consortium of Frasers Property, Frasers Centrepoint Trust, Sunway MCL, Sekisui House and Lum Chang, at $2.128 billion or $1,323 psf ppr, the highest land rate recorded for a Government Land Sales site outside the Core Central Region. It is planned for up to 1,280 private homes plus 22,500 sqm of commercial space including a retail mall, and it is the only mixed-use site in the precinct under the current Master Plan. In practical terms the precinct’s shopping and transport hub is now a funded project rather than a line on a masterplan.
