Vela Bay has 20 distinct unit types across nine bedroom configurations, from a 484 sqft 1 Bedroom + Study up to two 1,765 sqft penthouses. Every plan below is drawn to the same building plan approval, BP No. A1716-00045-2025-BP01 dated 9 February 2026, and every stated area is a harmonised strata area inclusive of the balcony or Private Enclosed Space. Type codes work the same way throughout. The letter in brackets distinguishes layouts of the same size in different stacks, so 2BR P(A) and 2BR P(C) are both 2 Bedroom Premium but sit in different towers at different areas. A type marked PES is the first-storey version of that same layout, with the balcony replaced by a Private Enclosed Space at ground level and no change to the stated area or the room list. Three thresholds run through the whole set and are worth knowing before comparing plans. A Household Shelter and a separate WC first appear at 3 Bedroom Premium and are carried by every type above it, covering 204 of the 515 units. A dedicated yard arrives at the same point. A private lift, a private lift lobby, a wet and dry kitchen split, a store room, an integrated dishwasher and a wine chiller are confined to the 4 Bedroom Private Lift, the 5 Bedroom Private Lift and the two penthouses, 54 units in all. Typical Unit Floorplan Layout

 

1 Bedroom + Study Floorplan Layout

One layout, Type 1BR+S (A), at 45 sqm or 484 sqft including a 5 sqm balcony, in Block 1 stack 04 from #05-04 to #31-04. The study is drawn as a separate room rather than a widened corridor or a nook off the living area. One bathroom, entered from the master bedroom, with a Miele induction hob, integrated hood and built-in oven, a Smeg free-standing fridge freezer and a single combined washer-dryer. There is no Household Shelter and no yard at this type.
 

2 Bedroom Floorplan Layout

Three layouts, all 55 sqm or 592 sqft including a 5 sqm balcony, so the choice between them is about tower, facing and floor rather than area. Type 2BR (A) is in Block 3 stack 11 from #02-11 to #30-11, with a PES variant at #01-11. Type 2BR (B) is in Block 3 stack 17 from #03-17 to #30-17. Type 2BR (C) is in Block 1 stack 06 from #05-06 to #30-06. All three run a dumbbell plan with the two bedrooms at opposite ends of the living space, and all three have a single bathroom reached from both the master bedroom and the living side.
 

2 Bedroom Premium Floorplan Layout

Four layouts at two areas. Types 2BR P(A) and 2BR P(B) are 64 sqm or 689 sqft; types 2BR P(C) and 2BR P(D) are 63 sqm or 678 sqft. All four include a 5 sqm balcony. Type 2BR P(A) is in Block 1 stack 08 from #05-08 to #31-08 and is the show unit. Type 2BR P(B) is in Block 3 stack 16 from #03-16 to #30-16. Type 2BR P(C) is in Block 3 stack 14 from #02-14 to #31-14, with a PES variant at #01-14. Type 2BR P(D) is in Block 1 stack 07 from #05-07 to #31-07. The step up from the standard 2 Bedroom is a second bathroom, so the master gains an ensuite and the common bedroom no longer shares.
 

3 Bedroom Floorplan Layout

Three layouts at two areas, each including a 6 sqm balcony. Types 3BR (A) and 3BR (C) are 82 sqm or 883 sqft; type 3BR (B) is 83 sqm or 893 sqft, the only 3 Bedroom at that area. Type 3BR (A) is in Block 1 stack 02 from #05-02 to #30-02. Type 3BR (B) is in Block 3 stack 18 from #02-18 to #30-18, with a PES variant at #01-18. Type 3BR (C) is in Block 3 stack 12 from #02-12 to #31-12, with a PES variant at #01-12. Three bedrooms and two bathrooms throughout. This tier keeps the induction hob and the combined washer-dryer of the smaller types but moves up to the larger integrated hood, and it is the last tier without a Household Shelter, a separate WC or a yard.
 

3 Bedroom Premium Floorplan Layout

Three layouts, all 96 sqm or 1,033 sqft including a 7 sqm balcony. Type 3BR P(A) is in Block 1 stack 01 from #02-01 to #30-01, with a PES variant at #01-01. Type 3BR P(B) is in Block 1 stack 03 from #05-03 to #31-03 and is the show unit. Type 3BR P(C) is in Block 3 stack 13 from #02-13 to #31-13, with a PES variant at #01-13. This is the threshold tier. It is the first to carry a Household Shelter, a separate WC and a dedicated yard, and the first where the hob switches from induction to gas and the combined washer-dryer is replaced by a separate Smeg washer and dryer. Three bedrooms and two full bathrooms, plus the yard WC. The kitchen is fully enclosed with a window.
 

4 Bedroom Floorplan Layout

Two layouts, both 109 sqm or 1,173 sqft including a 7 sqm balcony. Type 4BR (A) is in Block 1 stack 09 from #02-09 to #31-09, with a PES variant at #01-09. Type 4BR (B) is in Block 3 stack 15 from #02-15 to #31-15, with a PES variant at #01-15. Four bedrooms and two full bathrooms, plus the yard WC, so the fourth bedroom arrives before the third bathroom does. The gas hob, separate washer and dryer, Household Shelter and yard carry over from 3 Bedroom Premium, and the fridge freezer steps up to the largest Smeg model. The kitchen remains a single space at this type.
 

4 Bedroom (Private Lift) / 5 Bedroom (Private Lift) Floorplan Layout

Type 4BR PL is 128 sqm or 1,378 sqft and type 5BR PL is 147 sqm or 1,582 sqft, each including an 8 sqm balcony and a 4 sqm private lift lobby. The 4 Bedroom Private Lift is in Block 3 stack 10 from #05-10 to #30-10; the 5 Bedroom Private Lift is in Block 1 stack 05 from #05-05 to #30-05, and is the show unit. Both are the only standard types with a private lift opening into their own lobby, a kitchen split into a wet and a dry side with separate sinks and mixers for each, a store room, an integrated Miele dishwasher and an under-counter Miele wine chiller. The 4 Bedroom Private Lift has four bedrooms and three full bathrooms plus a WC. The 5 Bedroom Private Lift has five bedrooms and four full bathrooms plus a WC, with a Junior Master Bedroom carrying its own ensuite in place of a second common bedroom.
 

5 Bedroom Penthouse Floorplan Layout

Two penthouses, one per tower, both 164 sqm or 1,765 sqft including a 12 sqm balcony and a 4 sqm private lift lobby. Type PH 1 is at #31-05 in Block 1, directly above the 5 Bedroom Private Lift stack. Type PH 2 is at #31-10 in Block 3, directly above the 4 Bedroom Private Lift stack. Both are the only units in the development drawn with high void space, giving a double-volume ceiling that no other type has. Room count matches the 5 Bedroom Private Lift at five bedrooms and four full bathrooms plus a WC, with the same private lift, wet and dry kitchen, store, dishwasher and wine chiller, so the difference between the two is the extra 17 sqm and the volume above it.
