Vela Bay Project Info
Vela Bay (首航) is a 515-unit private condominium at 1 and 3 Bayshore Walk, Singapore 469861 and 469876, in District 16 of the Outside Central Region. It is developed by Bayshore Walk Pte. Ltd. (UEN 202517243M, Housing Developer Licence C1542), a joint venture led by SingHaiyi Group. The development comprises two 31-storey residential towers, Block 1 at 1 Bayshore Walk and Block 3 at 3 Bayshore Walk, carrying 18 stacks between them at nine units per core on a typical floor. The site area is 10,497.3 sqm (112,992 sqft) on Lot 11342L of Mukim 27. Total gross floor area is 47,442 sqm, giving a plot ratio of 4.52 inclusive of PES, balcony and indoor recreation space bonus GFA, against a zoned plot ratio of 4.2 which excludes that bonus. Height control on the site is 101m to 105m SHD, and the 31st storey slab sits at 102.85m SHD.
Tenure is 99 years commencing 25 June 2025. Construction uses a 65% Advanced Precast Concrete System, with structural components cast off site and assembled on it, which reduces on-site wet work and construction waste and gives more consistent dimensional tolerances between units of the same type. Expected Vacant Possession is 31 December 2031 and expected Legal Completion is 31 December 2034. Parking runs to 258 car park lots across two basements, including 4 electric vehicle charging lots, alongside 3 accessible lots and 129 bicycle lots. That is roughly one car park lot for every two homes, a deliberate consequence of the Bayshore precinct’s car-lite planning, under which developments here are not required to provide one lot per unit. Refuse is handled by a Pneumatic Waste Collection System rather than conventional chutes to a bin centre. The Vela Bay Buyer’s Guide carries the stack-by-stack breakdown, room dimensions and the full fittings schedule.

Bayshore MRT station on the Thomson-East Coast Line sits at the development’s northern edge, reached in about two minutes on foot through a dedicated side gate opening towards it, with an external covered linkway to the station. Marine Parade and Parkway Parade are three stops west on the same line and Gardens by the Bay is seven. The East Coast Parkway runs along the site’s southern boundary with East Coast Park immediately beyond, and a park connector into the park starts at the doorstep. Vela Bay occupies the first private housing Government Land Sales site released in the Bayshore precinct, a 60-hectare masterplan area planned for roughly 10,000 homes. Full connectivity figures, schools, amenities and the surrounding masterplan are set out on the Vela Bay location highlights page.
Vela Bay Facilities
Vela Bay’s site plan numbers 31 facilities, organised into two named zones on two levels rather than spread thinly across the site. Because the ground steps down towards Bayshore Road, Basement 1 is the level you arrive at by car and the Bay Coast deck sits above it at the first storey.
Bay Coast (1st Storey) is the landscaped deck between the two towers and carries 21 of the 31 facilities. The Vela Pool runs the length of the deck between Block 1 and Block 3, with Aqua Bed loungers and an Aqua Spa Seat jacuzzi set into it, a separate Kid’s Pool with an adjoining Parent’s Deck alongside, and the Poolside Coast Cabana and Pool Deck at the water’s edge. Around them sit the Vela Bay Lounge clubhouse, The Vela Pavilion for barbecues, The Stern Pavilion and The Bow Pavilion, the Swing Garden, the Calisthenics Corner, the Coral Terrace, Coral Pods and Coral Garden, the Mist Garden, a Link Bridge, an Outdoor Shower Point, and toilet and changing rooms including an accessible toilet.
The Vela Club (Basement 1) carries the remaining 10 and holds the indoor and active facilities: the Gymnasium, a toilet and changing room with a steam room, an accessible toilet, the Wellness Deck, The Starboard Pavilion, the Kid’s Playground, the Outdoor Fitness Corner, The Port Lounge, the Vela Bay Clubhouse with its two bookable rooms (the Vela Function Room and the Bay Function Room), and a Recreational Tennis Court. A full tennis court is not a given on a 10,497.3 sqm site carrying 515 units, and siting it at this deck level rather than on the pool deck is what makes room for it without cutting into the landscaped Bay Coast level above.
The Arrival Lobby, Guard House and Management Office are ancillary spaces at Basement 1 rather than numbered facilities, with the Bin Centre and consumer switchrooms at Basement 2. Three side gates serve the development: Side Gate 1 onto Bayshore Walk, Side Gate 2 towards Bayshore MRT station, and Side Gate 3 onto Bayshore Drive. It is Side Gate 2 that makes the walk to the station a direct one rather than a walk around the perimeter to a single entrance. Two facility lifts serve the deck levels, one at the Arrival Lobby and one at the Vela Bay Clubhouse, alongside the residential lift cores.
Luxurious and Spacious Interiors at Vela Bay
Living areas and bedrooms carry a 2.90m ceiling, with dining areas, kitchens and bathrooms at 2.40m, reducing to 2.40m and 2.20m respectively beneath the bulkhead and false-ceiling runs that conceal air conditioning and services. The published ceiling height schedule covers the fifth to the thirty-first storey and is printed on the 2 Bedroom Premium, 3 Bedroom Premium and 5 Bedroom Private Lift plans, spanning the middle and upper ends of the range. Common bedrooms run 9.1 to 9.4 sqm, sized for a common bed with walking and storage space around it. Full room-by-room dimensions for every type are set out in the Vela Bay Buyer’s Guide, and the layouts themselves on the Vela Bay floor plans.
Premium Fittings and Sustainable Design
Vela Bay fits Miele cooking appliances and Smeg refrigeration and laundry across every unit type, with Geberit sanitaryware, Newform tapware from Italy and Blanco kitchen sinks and mixers. What changes by unit type is the specification within those brands, and it changes at three clear points: at the standard 3 Bedroom, again at 3 Bedroom Premium, and again at the private-lift types. This is a tiered specification rather than a uniform one, and the tier a home falls into is fixed by its unit type.
Kitchen Appliances by Unit Type
1 Bedroom + Study, 2 Bedroom and 2 Bedroom Premium units get a Miele induction hob, a compact integrated Miele hood and a Miele built-in oven, with a Smeg free-standing fridge freezer in the entry model and a single Smeg combined washer-dryer. No dishwasher and no wine chiller are provided at this tier.
Standard 3 Bedroom units keep the induction hob and step up to the larger integrated hood and the mid-range Smeg fridge freezer, with the combined washer-dryer retained.
3 Bedroom Premium units are where the meaningful change happens. The hob switches from induction to gas, and the combined washer-dryer is replaced by a separate Smeg washer and a separate Smeg dryer, which is only practical because this is also the first tier to carry a dedicated yard. Standard 4 Bedroom units share the same gas hob and separate laundry appliances, with the largest Smeg fridge freezer model.
4 Bedroom Private Lift, 5 Bedroom Private Lift and both penthouses add an integrated Miele dishwasher and an under-counter Miele wine chiller, the only two appliances in the whole schedule exclusive to a tier, alongside a wet and dry kitchen split with separate Blanco sinks and mixers for each side. Every other type has a single kitchen. Miele built-in ovens, by contrast, are provided in every unit type without exception.
Sanitary Ware and Tapware
Bathrooms use Geberit wall-hung WCs with concealed cisterns and pneumatic dual-flush buttons in all common and master bathrooms, excluding the yard WC, over Geberit under-counter basins. Basin mixers and shower mixers are Newform from Italy, with an overhead shower at the master bath shower mixer and none at the common bath, a PVD finish on selected units, and a towel rail, robe hooks and a toilet paper holder in every bathroom. Kitchen sinks and sink mixers are Blanco, under-counter, with separate wet-kitchen and dry-kitchen sinks and mixers in the 4 Bedroom Private Lift, 5 Bedroom Private Lift and both penthouse types.
Smart Home Features, Sustainability and Green Mark Certification
Vela Bay is certified under BCA Green Mark at the Platinum Super Low Energy level, with Whole Life Carbon and Maintainability badges. On-site solar systems offset at least 30% of the common areas’ energy consumption. Units and common areas run 5-tick energy-efficient air conditioning and high-efficiency LED lighting for at least 60% energy savings, high-performance glazing in the facade reduces heat gain, ceiling fans support thermal comfort, and planting is integrated through the development to improve the microclimate and meet the Green Plot Ratio.
On materials, more than 60% of the development uses low-VOC materials rated 4 ticks under the Singapore Green Building Product scheme, and over 80% of architectural and landscape works use products and finishes rated at least two SGBP ticks. Construction uses a 65% Advanced Precast Concrete System to reduce resource use and site waste.
A smart home system is provided across the development. Common facilities use smart occupancy sensors that switch off lighting, air conditioning and mechanical ventilation in unoccupied function rooms, the gymnasium and other shared spaces, and residents get a digital platform for booking facilities, registering visitors, submitting feedback and following community updates.
Vela Bay Unit Distribution Chart
Vela Bay’s 515 units sit on 18 stacks across two towers: stacks 01 to 09 in Block 1, totalling 248 units, and stacks 10 to 18 in Block 3, totalling 267. Sixteen of the 18 stacks carry a single unit type from their lowest floor to their highest, so a unit reference such as #24-13 resolves to a 3 Bedroom Premium in Block 3 without consulting a separate schedule. The two exceptions are stacks 05 and 10, which run 5 Bedroom Private Lift and 4 Bedroom Private Lift respectively up to Level 30 and then change to Penthouse 1 and Penthouse 2 at Level 31. There is no Block 2: the two towers are numbered after their street addresses at 1 and 3 Bayshore Walk.
The stacks do not all begin or end on the same floor, and this shows up on the chart as columns of noticeably different heights rather than as a misprint. Eight stacks run from the first storey: 01, 09, 11, 12, 13, 14, 15 and 18. Stacks 16 and 17 begin at Level 03. The remaining eight, stacks 02 to 08 in Block 1 and stack 10 in Block 3, begin at Level 05, above the Bay Coast facilities deck and the lower floors of the two towers. At the top, seven stacks finish at Level 30 and eleven continue to Level 31.
The consequence is that the floor plate changes as the towers rise. Levels 01 and 02 carry eight units across both towers, Levels 03 and 04 carry ten, Levels 05 to 30 carry the full eighteen at nine units per core, and Level 31 carries eleven.
Eight units sit on the first storey, one in each of the eight stacks that reach ground level, and each is a PES variant of its stack’s standard type, with the balcony replaced by a Private Enclosed Space at grade: #01-01, #01-09, #01-11, #01-12, #01-13, #01-14, #01-15 and #01-18. Stated floor area and the room list are unchanged from the standard variant of the same stack.
By bedroom configuration the mix runs 27 units of 1 Bedroom + Study, 84 of 2 Bedroom, 113 of 2 Bedroom Premium, 87 of 3 Bedroom, 88 of 3 Bedroom Premium, 62 of 4 Bedroom, 26 of 4 Bedroom with Private Lift, 26 of 5 Bedroom with Private Lift and 2 penthouses, spread across 20 distinct unit types from 484 sqft up to 1,765 sqft.
