Vela Bay sits at 1 and 3 Bayshore Walk in District 16, with Bayshore MRT station on the Thomson-East Coast Line at its northern edge and the East Coast Parkway along its southern boundary. That pairing is the whole of the location argument: a station reached on foot through a dedicated side gate and an external covered linkway, and the coast immediately beyond the expressway. Everything below is grouped by what a buyer usually checks in order, starting with the commute. Full project particulars are on the Vela Bay project information page.
Bayshore MRT and the Thomson-East Coast Line
Bayshore station is station TE29 on the Thomson-East Coast Line and opened on 23 June 2024. It is the closest station to the development, reached through Side Gate 2 rather than by walking around the perimeter to a single entrance, with an external covered linkway running to it.
Heading west, Marine Parade is three stops and Gardens by the Bay is seven, which puts the Marina Bay employment core on a single line with no interchange. The line’s eastern stretch is being extended, and Bedok South, the next station inland, is planned as an Integrated Transport Hub with an attached bus interchange. Longer term the Thomson-East Coast Line is planned to extend to Changi Airport, including a station serving the future Terminal 5.
For drivers, the East Coast Parkway runs along the southern boundary of the site, which is what puts the airport, the business parks and the city within the drive times below.
Workplaces and Business Hubs
Changi Business Park and Singapore Expo are the closest employment nodes at about six minutes by car, which is the shortest commute to a major business park from anywhere along this stretch of the East Coast. Suntec City and the Tai Seng and Ubi corridor are about twelve minutes, Paya Lebar Quarter about thirteen, and the Central Business District and Marina Bay Financial Centre about fifteen.
The spread matters more than any single figure. A household with one person working in the eastern business parks and another in the city centre does not have to compromise here, because both ends sit inside a fifteen-minute drive and the same line reaches Marina Bay directly.
Shopping and Dining
East Coast Lagoon Food Village is the closest of the lot at about four minutes by car, though most residents will reach it on foot or by bicycle through the park rather than by road. Bedok Mall is about five minutes, and Parkway Parade is three MRT stops away on the same line.
Beyond those, the eastern retail spread is unusually deep for one quadrant of the island. Jewel Changi Airport is about six minutes by car along the East Coast Parkway, Changi City Point and i12 Katong about eight, Joo Chiat Complex and the Katong shophouse belt about ten, and PLQ Mall at Paya Lebar about twelve. All drive times are indicative and assume clear roads.
The nearer everyday shopping is currently the Siglap and Upper East Coast Road stretch, and that is the one honest gap in this location today. The precinct’s own retail anchor is a funded project rather than a completed one, and the timeline for it is in the masterplan section below.
Schools and Educational Institutions
Temasek Primary School and Temasek Secondary School both fall within 1km of Vela Bay, which is the band that carries priority in Primary 1 registration and the single most useful school fact for a family buyer.
Beyond that band, Bedok Green Primary School and Victoria School are around a five-minute drive, Tao Nan School about seven minutes and Bedok View Secondary about eight. For older students, the Singapore University of Technology and Design is roughly ten minutes by car, Victoria Junior College about thirteen, and Haig Girls’ School about fifteen. Temasek Polytechnic is also in the immediate catchment.
A new school is planned within the Bayshore precinct itself under the URA masterplan, though it has not been named or dated.
Parks, Coast and Recreation
A park connector into East Coast Park runs from the doorstep, and the park itself is about a five-minute cycle. That is the practical difference between living near the coast and living on it: the route is continuous, so a run or a ride does not begin with a road crossing.
Within walking distance, Lucky Gardens Playground is about seven minutes on foot, and Lucky Gardens and the Sennett Avenue Linear Park about ten. By bicycle, the Laguna Practice Driving Range is about three minutes and the Aloha Sea Sports Centre about five. By car, Tanah Merah Country Club is about five minutes, Laguna National Golf and Country Club about seven, the National Service Resort and Country Club about eight, and the Singapore Swimming Club about twelve.
The wider network connects onward to the Round Island Route, so the coastal path from here is part of a national cycling spine rather than a local loop.
The Bayshore Masterplan
Bayshore is a 60-hectare precinct planned for roughly 10,000 homes, about 7,000 of them HDB flats and about 3,000 private, laid out as a car-lite coastal extension of Bedok town. Vela Bay is the first private residential project in it.
The public housing came first. Bayshore Palms, at 710 units, and Bayshore Vista, at 734 units, were launched in October 2024 and are expected to be completed in 2029. Both are classified as Plus flats, which carry a ten-year Minimum Occupation Period and resale income ceilings.
The precinct plan also carries three hectares of new parks, a linear park along the estate edge, a landscaped pedestrian bridge across the East Coast Parkway into East Coast Park, a new school, and a Transit Priority Corridor with dedicated bus lanes, cycling paths and wider footpaths running between Bedok South and Bayshore stations, lined with shops and community amenities.
The precinct’s commercial anchor is now committed. In July 2026 the URA awarded the Bayshore Drive site, the only mixed-use parcel in the precinct under the current Master Plan, to a consortium of Frasers Property, Frasers Centrepoint Trust, Sunway MCL, Sekisui House and Lum Chang. It is planned for up to 1,280 homes plus 22,500 sqm of commercial space including a retail mall, integrated directly with Bedok South station and the new bus interchange. The land figures behind that award are on the Vela Bay price page.
SAFRA Bayshore is targeted to open in 2030 next to the future Bedok South station and is planned at around 30,000 sqm, which would make it SAFRA’s largest clubhouse.
Wider Transformations in the East
Three larger projects sit beyond the precinct boundary and are worth separating from the Bayshore plan itself, because they run on longer and less certain timelines.
The Changi East expansion covers around 1,080 hectares and is anchored by the future Terminal 5, with an adjacent Changi East Urban District planned as a business, lifestyle and recreation precinct. Under the Kallang Alive masterplan, the Kallang sports precinct is to be redeveloped into an integrated sports and lifestyle hub, with a new 18,000-seat indoor arena and the relocation of the Singapore Sports School. Further out, the Long Island proposal off the East Coast is a government study rather than a committed project, covering possible reclamation for coastal protection along with a new reservoir, parks and land for future housing.
The first two are announced programmes with published scope. The third is under study, and nothing about it should be treated as fixed.
